Although everyone talks about their successful marketing plan, what I do very differently is go after the top agents that specialize in your neighbourhood. In addition to having my own buyers, I aggressively market my listings to those top agents rather than just letting them find the info on MLS. I try to schedule showings with several groups of buyers at a time which gets the competitive juices flowing. This often results in multiple offers over the asking price.
